ENERGYSTAR Benchmarking and Certification

Overview

ENERGYSTAR Portfolio Manager (ESPM) is an interactive energy management platform offered by the US Environmental Protection Agency. It helps you benchmark your property portfolio against similar properties and offers certifications for those achieving an ENERGYSTAR score of 75 or higher. An ENERGYSTAR certification can significantly boost property value and enhance tenant reputation.

Roble manages an ESPM profile for each of your properties and streamlines the application process for ENERGYSTAR certification. By inputting your meter data and answering basic property questions in Roble, you can unlock ENERGYSTAR benchmarking scores and initiate the certification process for eligible properties.

Benchmarking Scores

ENERGYSTAR scores benchmark your properties against others of the same type. They are primarily influenced by two factors:

  1. Energy usage data
  2. Property use details that justify the energy usage

Getting Started

  1. Add your meter data using Roble's Utility Provider Connect feature.
  2. Confirm that your meter data is complete on the Property List or Property Overview pages by selecting the benchmark “Set Up” button.
  3. View your property's ENERGYSTAR benchmarking score.

Refining Your Score

  1. On the Property Overview page, click the "Refine Score" button.
  2. Review the details for each Space in your property, anwering any outstanding questions
  3. Add any new spaces that would further explain your property's energy usage

After completing all questions on all your property's spaces, select the "Get Certified" button to start the certification process. The Roble team will then contact you with information on the next steps for ENERGYSTAR certification.

Applying for Certification

The ENERGYSTAR certification process involves the following steps:

  1. Application Preparation: Roble prepares your application using the information provided in the Roble App.
  2. Review: You review the application information to ensure accuracy.
  3. Site Visit: Roble's certified engineers collaborate with your property management team to conduct a site visit and document inspection results.
  4. Submission: Roble submits the application on your behalf and responds to any randomly conducted audits.
  5. Approval: ENERGYSTAR reviews and approves the application, issuing a certification plaque to display on the property.
